Reporting period: 1 July to 30 September 2026.
The Green Point property market recorded more sales during the September quarter, while average selling time increased. For homeowners, the results highlight the importance of realistic pricing, thoughtful presentation and understanding buyers’ circumstances.
Quick answer: Green Point recorded 24 property sales in Q3 2026, compared with 16 in Q2. The median house sale price was approximately $1.3 million. Gittoes’ quarterly statistics report average selling time increasing from 25 to 36 days, while median weekly rent remained $850. In my campaigns, renovation costs, layout and buyers’ readiness to proceed were recurring considerations.
Green Point property market results for Q3 2026
The updated sales schedule includes 19 houses, four duplexes and one villa. The total of 24 recorded sales represents a 50 per cent increase on the previous quarter.
House sales ranged from $895,000 to $1,800,000. The house median reflects the properties sold during the quarter, so it should not be treated as a valuation of an individual home.
The reported increase in average selling time makes it sensible to allow a realistic campaign timeframe and review buyer feedback as the sale progresses.
What buyers were considering
Across my Green Point campaigns, almost 200 inspection attendances were recorded across 12 properties during the quarter, including repeat visits. Those inspections and follow-up conversations provided useful insight into what encouraged buyers to proceed and what held them back.
Renovation costs remained a regular consideration. Buyers weighed the cost and effort of updating a home against its asking price, while practical layouts and usable outdoor space also influenced their decisions.
Some interested purchasers needed to sell their existing home or finalise finance before committing. Understanding those circumstances helped explain why interest did not always lead immediately to an offer.
What this means for Green Point homeowners
Our Central Coast September market report recorded a shorter regional median selling time than August, alongside more homes available for sale. These monthly regional figures provide context, but differ in scope and measure from Green Point’s quarterly average.
For owners considering selling, recent comparable sales and competing listings provide a practical starting point. Preparing your home thoughtfully, addressing buyer concerns early and setting a price supported by the evidence can help turn interest into a sale.
